Parking for housing associations
For co-ops, condominium boards, and residents’ associations. Give every household its space, issue visitor passes in seconds, and let the board manage it all, without spreadsheets or physical permits.
The problems boards actually have
A courtyard shared by dozens of households runs on trust and goodwill, until it doesn’t. OPARKO takes the friction off the board and keeps the spaces with residents.
Outsiders park in the shared courtyard
Plate recognition checks every vehicle against the permit register, and gate or barrier access is limited to permit holders, so the spaces stay with residents and their guests.
Parking runs off a spreadsheet on the chairperson’s laptop
One portal replaces the spreadsheet: residents self-serve their own permits and the board pulls AGM-ready reports whenever it needs them.
Fobs get copied, lost and handed around
The number plate is the key. Issue or revoke a household’s access instantly from the portal, with no fobs to copy, lose, or chase down.
Permits are out of date whenever residents move
Permits are tied to the home, not the person, and reassign automatically on move-in and move-out, so the register is always current.
Fair, effortless parking for the whole association
From a space per home to guest passes and board oversight, OPARKO runs your association’s parking digitally, no laminated permits, no spreadsheet on the chairperson’s laptop.

A space for every home
Tie spaces and permits to apartments, not people. When a resident moves, their space and permit move with the unit automatically.
Resident permits, self-served
Residents register their own vehicles and manage their permits from their phone. No paperwork through the letterbox.
Visitor & guest passes
Residents issue guest passes in seconds, for an evening or a week, without bothering the board or a caretaker.
Board & admin control
The board sees every space and permit from one portal, sets the rules, and exports reports for the AGM, no technical skills needed.
Barrier & gate access
Number-plate access to gated yards and garages for permit holders. No fobs to copy, lose, or hand back.
Automatic move-in / move-out
Permits expire and reassign automatically as residents come and go, so the parking register is always up to date.
From first conversation to live parking
Most associations are up and running within a couple of weeks, with no disruption to residents.
Tell us about your site
We look at your courtyard or garage, how many spaces you have, and how permits and guest parking work today.
We map spaces & rules
Spaces are tied to homes, visitor rules and time limits are set, and any gates or barriers are connected.
Residents register
Each household registers its vehicle online and receives its permit, no forms through the letterbox, no caretaker in the loop.
Switch on
Plate recognition and gate access go live. From day one the courtyard is for residents and their guests, not commuters.
The board stays in control
Manage everything from one portal and pull clear reports for the AGM whenever you need them.
Made for how your association is run
Owned, rented or a mix, OPARKO fits the way your homes and spaces are actually organised.
Housing co-operatives
Give every member household its space and let the board run permits and guest parking from one portal, without a caretaker in the loop.
Condominium & owners’ associations
Tie each space to a unit so it moves with ownership, and keep a clean, exportable register for every AGM.
Rental estates
Managed lettings where tenants change often: permits release and reassign automatically as people move in and out.
Mixed courtyard & garage
Cover an open courtyard and a gated garage under one system, with plate recognition above ground and barrier access below.
Questions boards ask us
What co-op and condominium boards want to know before switching.
Does every resident need a smartphone or the app?
No. Residents can register a vehicle and manage permits from any web browser, and the board can register a household on their behalf. There is an app for those who want it, but nothing requires it.
What does it cost the association?
It depends on the number of spaces and whether you need hardware such as cameras or gate control. Many associations cover the cost by putting a stop to misuse of their spaces. We put together a clear quote for your specific site.
How is residents’ data handled?
OPARKO is GDPR-compliant by design and ISO 27001 certified. Plate and permit data is used only to run your parking, stored securely, and never sold on. The board decides who has access.
What happens when someone moves in or out?
Permits are tied to the home, not the person. When a resident leaves, their permit is released and the new household is registered, so the register stays current without the board rebuilding a list.
Can we stop outsiders parking in our courtyard?
Yes. Plate recognition checks every vehicle against the permit register, and gate or barrier access can be limited to permit holders, so the spaces stay with residents and their guests.
Do we have to replace our existing barriers or cameras?
Not necessarily. We work with a lot of existing hardware and only suggest replacing what genuinely can’t do the job. We will tell you honestly what can be reused.
